That's not a cry you really want to wake up to.

For all the precautions about our pipes in the cold, it was today, in the upper 50s, when one broke. So, a call to the home warrantee company will have the plumber out tomorrow. And the city turned off the property's water for us so we could bail.

Get that done. Maybe get the kitchen appliances fixed and the duct work and the wiring and a drip pan for the A/C. We could have a real, working house again! Of course, we're going to have to rip out carpeting, but I can live with that.

I'm on dinner break at work. Won't be home until late.

Thank goodness we had! It would be 10x worse if the room were still a cluttered mess.

This could actually be a blessing in disguise! If y'all got good home owner's insurance, you could get replacements for every major appliance that you can claim water damage on, which was actually dysfunctional before that pipe broke. Home owner's insurance will also pay for new carpet & paint, doors, and maybe furniture.

Hope your flood does not result in mold between the walls. Home owner's insurance could also take care of that, even if you already had this problem. At least check for it. Mold infestations ain't no joke.

Last time we used our homeowner's insurance (ceiling cave-in) they canceled the policy and it took 2 years to find a new carrier.

We're just going to rip out the hall carpet and call it good. It was a small flood, and didn't reach any appliances. It didn't even reach the bookshelf.
